Creating Your Advertisement

To create your Advertisement you must first be registered. Register

Guidelines

  • Who is your most likely purchaser - are they retired, family or young couple and what are they likely to be looking for? Does your property meet their needs?
  • Presentation - after a while things can look a little used and tired - e.g. make sure the garden and the exterior of the property provide a welcoming aspect to all visitors. It is important that potential buyers can visualise themselves in your home, make sure you keep the decoration clean and neutral and hide the family clutter. (Developers spend thousands of pounds "dressing" show homes, visit a couple of local developments for some ideas of how you can display your rooms to the best advantage. Don't forget these show homes may be your competitors.)
  • Know your property - make a checklist of the rooms, features and measurements; think about its good points, why you like it. Decide why you're selling, people will want to know!
  • Know your local area - find out about local amenities and distances to places of importance e.g. nearest airport. Think of your potential purchaser and what they maybe looking for, eg you may use public transport but a large family may not want to so is there parking?

Common sense says that a well considered advertisement will generate a higher response, so it is worth devoting time and effort to preparing a good one. You will have given most of the factual details in the first part of the form, enabling you to use the free text field to write more of a "sales message" about your property and local area. Think about why you bought it and the good features, why is it good for daytime activities and why night - location, views, convenience, restaurants. The three main details are property, location and price.

Photography

  • It sounds obvious but take photographs on a nice day with the light behind you.
  • As much as possible you should take landscape pictures as these will make your property look better in the advertisement.
  • Please upload in either .JPG/JPEG, .GIF or .BMP graphic formats.
  • You can have up to 8 photographs.
  • Minimum picture size should be 440 x 300 pixels, but no maximum. It is better to use original pictures straight from a camera, without re-sizing.
  • Adding pictures will increase your response rate by 15x.
  • After you have uploaded your photographs make sure you decide which you like best and set it as the default. This will make it the main photo in the property advertisement and the one people see in the search results.

How long does my listing stay live for?
There is no time restriction on how long your listing can stay live for, it stays until you sell. We ask that you remove your advertisement as soon as it is sold, or inform us so that we can remove it. This will keep the listings as up to date as possible. We will contact you periodically to confirm you still want us to keep your listing live.

Can I edit my advertisement?
It's very easy to update or change the details of your Property Advertisement. You do this by simply logging into 'My Account' and following the links. The online administration system is available 24 hours a day, 7 days a week and can be accessed from any computer anywhere in the world.
